Tenant background checks...

We only paid for the criminal check portion of the background check - the rest we did ourselves and trained our managers to do. To be sure the previous or current landlord the perspective tenant lists is correct, you can call a local title company and ask them for the owner of the address at which the tenant resides or resided. They can give you a mailing address as well. Obviously their mailing address should be different than the address you gave them - since it supposedly houses your perspective tenant. You can then look up a phone number for the "owner" and see if it matches the one the applicant gave you. Have caught several people lying to us this way... If you just call the number they give you for a landlord, it might be their sister or best friend...always verify the owner before you assume it is correct.

20+ years of experience as a landlord

I am here to offer suggestions and counseling, mostly to landlords, but also to tenants. My husband and I owned and operated hundreds of apartments and multiple single family houses over the last couple decades. We dealt with absolutely every aspect of being a property owner and landlord. Fairness, logic, and of course the law, was always applied to every situation in our dealings with tenants, vendors, employees and all agencies involved in the process of our business. Regardless of your state or your question, I will try to help you and direct you, but as with everything you read online - check it all out for yourself before acting.
